- Payment terms:
100,000 THB (2,000 EUR – 3,000 USD). 3 week deadline to return all properly executed legal documents along with full down payment. Further stages of payment will be reached as construction progresses.
- Additional costs:
Condominiums:
0.01% based on the purchase price for freehold units. 1.10% based on value of lease for long-term lease units. (Both the seller and the buyer equally share this cost)
500 THB per sqm.
Villas:
1.10% based on the land price. (Both the seller and the buyer equally share this cost)
100,000 THB.
- Ongoing costs:
Condominiums: 45 THB per sqm approximately. Villas: 6 THB per sqm of land approximately. To be paid one year in advance.
- Legal matters:
The Development provides both 100% freehold foreign ownership and long-term leasehold for condominiums. Pursuant to Thai property law, foreigners may have a freehold ownership over a unit in a condominium. However, condominium units owned by a foreigner shall not exceed 49% of the total space of the condominium project. Other restrictions may apply. A non-Thai owner of a freehold condominium unit may transfer the property to other foreigners. The remaining 51% will be sold to foreigners with a registered 30-year leasehold title, which is allowed by Thai Law in the name of foreigners, renewable for two additional 30-year periods. Thai nationals or majority owned (51%). Thai companies are allowed to possess freehold ownership on all units.
Villas: As per the property ownership, the buyer will get a 30 years term lease on the land which can be renewed twice (up to 90 years) as foreigners are not allowed to own land directly under their name. However, he will get full ownership of the house, which is built on the land. The land lease is registered with The Thai Official Land Department under the buyer’s name. A freehold option is available for Thai nationals and Thai companies.
