Perfectly suited for tropical sailing, the designer has taken advantage of her 7m beam and the yacht offers equally spacious areas above decks. Guests can enjoy delicious Thai and international dishes at the large mahogany table situated on the aft deck; enjoy some exercise on the yacht's fitness bikes or relax on the front deck lounge area. Spacious and luxurious, Lady Anita has roomy and comfortable accommodation and an enormous deck with many different areas designed for leisure and relaxation.

Her 5-person crews have their own private quarters and are dedicated to the high standards of hospitality and service that Thailand is so renowned for. The five double air-conditioned cabins which can accommodate up to ten people, all with en-suite bathrooms, comprise of the latest in technology which includes private TV with DVD and CD players.

Lady Anita Fractional Ownership Model
When acquiring an apartment at Serenity Terraces, owners will also subscribe to a fractional ownership of the Lady Anita at no extra cost. During the construction phase of Serenity Terraces owners will already have access to this unrivalled luxury.

Terms & Conditions
1.) All residents will have a fractional ownership in the boat relative to their apartment SQM. Each resident will be allocated a certain number of days for usage per year.

2.) During the construction phase, residents will be able to pick their usage dates on a first come first serve basis. During the construction phase residents are allotted one slot of time as per Lady Anita usage allocation. (see below)

3.) After completion of project, usage dates will be allocated on a lottery basis. These can then be exchanged or sold between clients.

4.) December and January dates will be blocked out for external charters. 21-25 days of rentals during this period should cover almost 100% of all yearly costs of the boat and thus will not add to M&M charges to the clients.

5.) If residents wish to use the boat during Dec and Jan they have a priority over external clients and will get a 10% discount on the regular peak season price.

6.) Residents may sell, exchange, or give away their yearly allotted days as they wish. Resident may not sell or give away their allotted days during the construction phase of Serenity Terraces.

7.) If the resident would like the management company to sell their allotted days, the days will initially be offered to the residents at a 10% discount. If the management company does not find residents who want to buy the days, they will be put up for sale on the open market with one of the international charter firms.

8.) Residents will be in charge of food and beverage costs and fuel. The rest will be covered collectively by external charters during blocked months of Dec and Jan.

9.) Residents may host up to ten people on the boat (including themselves)

10.) On project completion, the residents may elect to change the usage model as they wish.

11.) During the construction phase: In such a case where the Lady Anita cannot serve the residents as reserved, the Developer will make an effort to notify the resident as early as possible and to accommodate for a different schedule. The Developer cannot guarantee that the residents preferred dates can be met.

12.) These terms and conditions are subject to change at the developer's discretion until ownership of the Lady Anita is transferred to owners upon project completion. Prior to project completion, these terms and conditions will be governed by the residents themselves who may elect to change them.

* Check in time to the Lady Anita will be 1:00 pm and checkout time at 12:00 pm. 2 days are defined as one night. For example a 5 day allocation will be for four nights.
