- Payment terms:
100,000 THB (2,080 EUR – 2,850 USD). 3-week deadline to return all properly executed legal documents along with full down payment. Following staged payments are to occur as construction progresses.
- Additional costs:
1.10% based on the land price. (Both the seller and the buyer equally share this cost)
3000 THB per unit.
- Ongoing costs:
6,000 THB approximately per month for L shape villas and 9,000 THB approximately for U-shape villas. To be paid one year in advance.
- Legal matters:
As per the property ownership, the buyer will get a 30-year long-term lease on the land which can be renewed twice (up to 90 years) as foreigners are not allowed to own land directly under their name. However, the buyer will get full ownership of the house, which is built on the land. The land lease is registered with The Thai Official Land Department under the buyer’s name. A freehold option is available for Thai nationals and Thai companies.
